We are licensed real estate agents and members of the Real Estate Institute of New Zealand and are therefore bound by a code of ethics.

Because we hold current "Certificates of Approval" issued annually by the Real Estate Agents Licensing Board, we can provide the full compliment of landlord services, unlike some agencies which only collect rent and cannot arrange tenancies.

Our full service management agreement provides:

  • Assessing your property to maximise the rental value
  • Marketing your property
  • Screening potential tenants
  • Letting your property
  • Preparing tenancy agreements
  • Administering bond requirements
  • Collecting rentals
  • Following up rent arrears
  • Regular property inspections
  • Organising any repairs and maintenance
  • Monthly accounting and disbursement of funds
  • Rent reviews, as appropriate
  • Representing you at mediation of tenancy hearings
  • Arranging valuation, insurance, or information for tax purposes
  • Arranging rental appraisals for Tommy's Sales Division
  • Arranging insurance claims where appropriate
  • Preparation of inventories
  • Issue of notice to quit if required
  • Other services by negotiation

Casual Rentals

We are more than happy to manage your property and in so doing, work to find you suitable tenants.

Collecting rent

We operate under strict legislative and audit requirements for the handling of money received in trust. We have an accounting system for rent collection and daily monitoring of rent arrears. You will be sent a statement each month showing rent received and expenses paid. A full annual summary of expenses for tax returns purposes is available on request.

Marketing

We take care of all matters associated with marketing your property. From listing your property on our website to advertising and presenting it to potential tenants. When notice is given to vacate your property, your Tommy's property manager will take responsibility for re-letting it.

All on your behalf

We work in the interests of the landlord and tenant alike. We provide landlords with an arms-length relationship with tenants. This is particularly useful in any negotiation, review, or termination of tenancy. Our experience in dealing with the letting processes and tenancy issues means you can avoid time-consuming and costly pitfalls.

Building maintainence

Your Tommy's property manager can deal with all maintenance needs from minor repairs to a complete refurbishment. We have a network of qualified tradespeople on call to attend to any maintenance matter.
